How can you sell your Myrtle Beach home quickly? The market isn’t what it used to be. We’ve moved away from the hot seller’s market of the past few years into something softer, more competitive, and definitely leaning in favor of buyers. That’s why so many of my clients have been asking, “With all this competition, how do I sell my home fast?”
The answer almost always comes down to pricing. Before, you could list your home at almost any number, in just about any condition, and still get a quick sale. But that strategy just doesn’t hold up anymore. Today, buyers are more cautious, they’ve got more options, and they’re looking for value. So, how do you price your home right in this kind of market?
Focus on recent pendings, not old sales. A common mistake I see is pricing based on homes that sold three to six months ago. That data might’ve worked before, but in today’s shifting market, it’s already considered outdated.
If your home sits too long, buyers start wondering what’s wrong with it, and you end up making price cuts just to get it noticed again.
The smarter approach is to look at homes like yours that just went pending. What were they listed for? How fast did they go under contract? Right now, homes are selling for about 3% below their list price on average. When we factor that in upfront, we can get a good idea of what their pending price likely is and how much it could close for. Then, we could price your home accordingly to attract real offers.
Don’t chase the market. Overpricing can backfire fast. If your home sits too long, buyers start wondering what’s wrong with it, and you end up making price cuts just to get it noticed again. That’s what I call chasing the market down, and it’s exactly what we want to avoid.
