If you want to get high offers on your property, you need to prepare early. Here are essential tips on timing, pricing, and staging.

Are you planning to sell your Myrtle Beach home in the spring market? Spring brings a lot of activity and interest from buyers, making it one of the most popular times to list a home. If you’re planning to sell, there are three key things you need to know first to get ready.

1. When is the spring market? Here in our area, the spring market really starts in mid-February. By then, people up north have already had at least two months of cold weather, and Presidents’ Day weekend is usually the kickoff when they begin coming down. That’s why it’s important to be ready by mid-February, with March 1st as the latest ideal date to be on the market.

2. Pricing early. It’s also wise to talk with your real estate professional about pricing well in advance. Reviewing the comps a month or two early gives you a clearer idea of the homes currently on the market, what’s pending, and what has sold. Starting that conversation early helps you understand where your home fits and what you should expect.

3. Pre-staging and pre-photography. The last step is one we provide for our clients: a pre-staging and pre-photography walkthrough with a stager and photographer. For instance, our very own staging expert can walk through the home with you to point out what needs attention and what we may need to change to get it ready for photos. The goal is to make sure your home shows at its best from the moment it hits the market.
