How did the Grand Strand real estate market do in 2025? I review the Grand Strand real estate market every year, and this time we’re taking a close look at both single-family homes and condos to see how things have changed.
Whether you’re buying, selling, or just curious, these trends give a clear picture of the market in 2025.
Single-family homes. Inventory increased slightly, rising about 2.6% from 3,600 homes a year ago to 3,695 today. It’s a modest change, but noticeable. Sales also grew, up 3.5%, with total units sold climbing from 11,639 to just over 12,000. Days on market remained steady, meaning homes are selling at roughly the same pace as last year.
Pricing. The median sale price, which divides homes sold into half above and half below, rose from $355,500 to $359,900, an increase of 1.2%. Meanwhile, the average sale price, which considers all homes, climbed from about $428,000 to $435,800, up 1.8%.
Homes saw modest gains, while condos faced higher inventory and lower prices, especially in resorts.
Condos. Now turning to condos, including townhomes, oceanfront or oceanview resort units, and golf course properties, inventory rose more noticeably, up about 10% from 2,650 to 2,917. Sales dipped slightly, down 1.4%, from 5,083 to 5,010 units. With more options available, days on market increased roughly 20%, indicating a softening in demand.
Median condo prices fell 3.8%, dropping from $249,000 to $239,490, while the average price declined 5%, from $287,000 to $273,000. Resort condos, including oceanfront, oceanview, and short-term rental properties, were the most affected in 2025 and pulled these numbers down.
So overall, single-family homes saw modest growth in sales and prices, while condos faced higher inventory and slightly lower prices, especially in the resort segment.
