Last week, I had an appointment set in a neighborhood where I had just sold a home down the street. The sellers reached out to me after hearing I did a good job, and we set a listing appointment. Because I already knew the floor plan, the condition of the home, and the lot location, we had conversations ahead of time and agreed on a list price of $369,900.

The seller’s pushback. The day before the appointment, the seller sent me a text saying they found a comparable sale I hadn’t mentioned. That home closed in February, and since it wasn’t that long ago, they wanted to use it. It had closed at $385,000, so they decided they wanted to list their home for $399,000 and not a penny less.

Why the comp didn’t work. I explained that the sale they found had actually gone under contract back on December 20th. By the time we were talking in mid-August, that made it an eight-month-old sale in a market that was already shifting with inventory on the rise.

I reminded them that $369,900 was the accurate price based on the comps I provided, the condition, and today’s market trends. They didn’t agree, and we canceled the appointment.

I wasn’t upset with them, and I wasn’t making them wrong, but as a professional, it’s my responsibility to be honest about what a home can actually sell for. That’s my fiduciary duty, and I’m committed to telling the truth when it comes to pricing.
